Even though the beach huts are privately owned, each owner enters into a Licence Agreement with the Council for the use of the site. One condition of the agreement is the payment of an annual site licence fee. The cost for a site licence for a private beach hut for the 2011/12 season is £433.63 (inclusive of VAT at 20%). This is an annual fee for 12 months commencing 1st April 2011. An account is received in early March each year, payable in one or two instalments, the first is due on 1st April and the second by 30th June.

In addition to the licence fee, each owner is required to pay Non Domestic Rates in respect of the beach hut for which a separate bill is raised by the Council.

Private Beach Huts are bought and sold on the open market and are usually marketed through local Estate Agents due to their high re-sale value.  A licensee wishing to sell a hut must write to the Parks and Foreshore Group, Administration Section so that a new licence can be issued to the buyer.  A charge will be made to the seller of the beach hut at 3x the annual licence fee or 10% of the sale price (whichever is the greater value). The charge will be inclusive of VAT at 20%).

Prices for the beach huts vary according to the size, condition and location. As a guide beach huts can often cost in excess of £5,000.
