Technical Guidance Note 2 : Building Notice Procedure
What Is A Building Notice?
This procedure is an alternative to depositing Full Plans and is particularly useful for straightforward minor works and alterations.
Advantages: -
- Savings in time and costs by not having to prepare detailed drawings.
- Provided a Commencement Notice has been deposited with the notice, work can start on site after 48 hours.
Disadvantages: -
- When the Building Notice procedure is used the Council will not formally pass or reject plans.
- The person carrying out the work will need to be confident that the work will comply with the requirements of the Building Regulations, in order to prevent the risk of changes being required after inspection.
- In certain circumstances additional information may be required by the Council, e.g. drawings, calculations eta., following receipt of the Building Notice, or after commencement of the work on site.
How To Make An Application In All Cases
- Two copies of the Building Notice form should be completed and submitted to the Council, and
- The appropriate fee(s), together with:
In the case of the erection or extension of a building
- A block plan to a scale of not less than 1:1250 showing the size and position of the building, or the building as extended, and its relationship to adjoining boundaries.
- The boundaries of the curtilage of the building, or the building as extended.
- The width and position of any street on or within the boundaries of the curtilage of the building as extended.
- The provision to be made for the drainage of the building or extension.
In the case of building works involving the installation of cavity insulation or unvented hot water heatersPlease contact the Building Control Group for advice.Other Useful InformationIt is not possible to submit a Building Notice when the building work consists of building over or close to a Public Sewer.
Please note that this guidance note relates to Building Notices given under the Building Regulations 2000. Your proposal may also need Planning permission, and if required, this must be obtained before any work on site commences. Payment Of Fees
The relevant fee must be paid when the Building Notice is submitted to the Council. To assist you in submitting the correct fee there is a separate guidance note available, which can be obtained from the address below.
